- 1). Look at the exterior of the roof for missing shingles or tiles. If only one or two shingles or tiles are missing, they can simply be replaced. But if you notice large areas of missing shingles or tiles, the roof is ready for replacement.
- 2). Climb up a ladder and look at the lower edge of the shingles. Asphalt shingles should be straight, with no curve in the lower edge. Wooden shingles should have no vertical cracks or chips along the lower edge. If these indicators are present, the shingles are starting to fail.
- 3). Examine the ground around the base of the house, especially after a heavy rain. If you have asphalt shingles, the sediment on the shingles loosens and falls off over time. This sediment appears as black and white dots on the ground. This is a sign that the shingles are past their prime and a new roof is needed.
- 4). Look at the overall lines of the roof for any sagging areas. Sagging areas indicate a failure of the roof's plywood. This sagging is usually caused by moisture that rots the wood. If you notice any sags, have the roof inspected. It may need to be replaced.
- 5). Keep a record of internal roof leaks. All leaks should be repaired as soon as possible. If you notice repeated leaks throughout the year or leaks in different areas of the house, the entire roof is probably failing.
