In an attempt to secure ongoing working relationships with real estate agents and For Sale By Owners, many loan officers have promised to produce for them "house for sale" flyers.
This has become quite a common practice.
And for good reason: agents and homeowners love the time you saved them.
The problem facing many of these mortgage professionals is that although they know their loan programs and products, they just may not be skilled enough to create a flyer that gets the job done.
How To Make An Effective House For Sale Flyer: 1.
Make sure that it looks professional.
If it looks like you threw it together over the weekend, its not going to convey the right message (to both the agents/FSBOs and the potential home buyers).
Get feedback from a few fellow associates.
Does it seem "professional" to them? 2.
Proofread your writing.
Nothing destroys the delivery of a marketing message faster than typos, misspelled words, and grammatical errors.
Most word processing programs (like MS Word and OpenOffice Writer) can check for spelling errors, but can't really help out with grammar.
If you aren't good at proofreading (or just don't have the time), hire someone to do it for you.
The small fee you pay can potentially save you thousands of dollars in lost commissions.

Include 2-3 color pictures.
There just isn't room on the flyer to do many more than that (without severely reducing the picture quality).
Include images of the front of the house, the kitchen, and whatever is the best part of the home.
This could be the master bathroom, the backyard, the full basement, etc.
Find what really makes this house stand out, and include a picture of it on the flyer.

Be sure to list the details.
Everyone wants to see certain info right away.
These consist of: year home was built, square footage, number of bedrooms and baths, type of basement, garage options, etc.
List these details below the pictures, and above your summary.

Summarize the house.
In this section of the flyer, describe the home "with passion.
" Talk about the home as if you live there.
What do you absolutely love about it? This is where you will be using your talents of persuasion to get the potential home buyer interested enough in the real estate to contact you, the agent, or the homeowner.

Show a few financing scenarios.
Buyers absolutely loves this because it helps them get a much better idea of what the housing costs will be for them.
Include 1-3 common loan situations.
Be sure to show the breakdown of the monthly payments.
7.
Make initial contact easy.
The end goal is to get the person reading the flyer to contact you or the seller.
You want to hook the buyer with the home, and then make it as easy as possible for them to initiate the first contact.
The ability to create a professional "house for sale" flyer can be used as an asset in developing profitable business relationships.
If you remember to take these guidelines into consideration when creating your flyers, you will have no trouble finding people who start to rely on your flyer making skills (and this, my friend, results in bigger commission checks).
